Strategic Acquisitions Countrywide

The Improvon Groups blue chip investments in business parks over the past few years are bearing fruit for an already impressive portfolio of predominantly industrial properties, bolstered by some current strategic land acquisitions which bodes well for the future. N1 Business Park Gauteng’s N1 Business Park, situated on the N1 freeway, offers exposure, security, easy access and an upmarket business environment, and continues to go from strength to strength. Phase two of the park is currently under development and is due for completion within the next 12 months. The park has attracted blue chip tenants with the emphasis on warehousing and distribution.


Tenants such as Targus, MTN, Landis and Gyr, Zodiac Pool Care, Angel Accessories, Digistics, Elanco, St Gobain, Elliott Mobility and Mazda have made N1 Business Park their home. Montague Park Western Cape-based Montague Park, an upmarket mixed-use business park, has attracted premium rentals in a park which offers unsurpassed infrastructure and a unique environment conducive to sound business practices. Setting Montague Park apart is the fact that there are not many similar business parks of this nature in Cape Town, excellent access to main arterial routes and the N7 freeway, convenient access to both the harbour and airport as well as state-of-the-art access control and security. The Improvon group has concentrated mainly on the industrial component of the park over the past few years and has attracted a good mix of both blue chip foreign tenants from Europe, the USA, China and the UK as well as leading local companies such as Radiant Lighting, Triton Express, Brights Hardware, Timelink Cargo and Supergroup.


Montague Park was constructed in Improvon’s signature ‘green’ style. As a result of this focus, a number of the park’s international tenants are ‘green’ companies producing components and equipment for the renewable energy sector. Green Precinct at Gosforth Park Gosforth Park’s Green Precinct is one of the latest additions to the Improvon Groups portfolio and gave the group the opportunity to yet again set new standards in the sustainable building and development industry. Offering excellent security in a park-like setting and easy access and exposure off the N3 freeway, Gosforth Park’s Green Precinct is ideally positioned.


Launched just 24 months ago, the development has attracted numerous blue chip tenants including Shoprite, Imperial Retail Logistics and Manline in the past 12 months. Construction on more than 60 000m2 of the planned 80 000m2 development has already been completed, with the final 20 000m2 due for completion in the next 12 months. New development nodes However, it’s not just Improvon’s existing projects which are enjoying success. In line with Improvon’s long term objectives of growing its business in areas with easy access and exposure, the company is acquiring more land on a national basis. The company has acquired a four hectare parcel of land in Nelspruit, a portion of which is currently being developed for Distell Trade Express.


The balance of the site will be developed over the course of the next 12 months, facilitating A grade warehousing space. Offering a secure location and good exposure to both the N4 and R40, this new development has been well received. A strategic 10 hectare land parcel has been acquired in Pomona, adjacent to OR Tambo International Airport in Johannesburg, which will be developed for warehousing over the next two years. In a natural progression to the very successful Longmeadow node, the company has acquired more than six hectares of land in the Westlake area. 22 000m2 of speculative development is currently under construction along with a tenant driven development for Aramex which is due for completion by October 2014. Offering a very similar upmarket ‘green’ industrial environment to Long Meadow, Westlake is similarly well positioned within easy of access of the K113, N3 and R45 Modderfontein Road. A 15-hectare tract of land, identified as Durban’s next premium industrial node, has been acquired in Cornubia. Providing easy access to the N2 freeway, the site has been designated for upmarket premium distribution and warehousing facilities.
